General
The property is offered for self-catering holidays on a weekly basis, usually Sunday to Sunday (3 pm on the date of arrival to 10 am on the date of departure) unless otherwise stated, subject to the Hiring Terms and Conditions.
Whilst we endeavour to ensure the accuracy of all information supplied and details of the property are correct, they are given in good faith. No warranty is given to the accuracy and it does not accept responsibility or liability for any loss or damage resulting from information given or statements made whether verbally or in writing.
Booking Your Holiday
To book a property, please either phone or use the website Calendar to Check Availability. This will show you all the available dates and prices. Once you have decided on a suitable week please phone or email to book the property. This will be provisionally reserved for 7 days or until the deposit is paid if sooner. Bank details will be sent for bank transfer payments of deposit.

Cancellation Protection
We strongly recommend that you use holiday cancellation insurance to cover the cost of your holiday. This will provide you with peace of mind if an unforeseen event forces you to cancel your holiday.
Payment for Your Holiday
We have tried to make paying for your holiday as simple as possible. The initial deposit payment is 25% of the total hire.
The balance is payable no later than twelve weeks prior to the commencement of the holiday. If you are booking within twelve weeks of the start of your holiday, payment in full is required with your booking. Information including directions, key instructions and a contact number is issued on receipt of the final payment.
Good Housekeeping Deposit
The hirer shall ensure that the property is left in a clean and tidy condition and that the property and its contents are respected at all times. If damage occurs (beyond fair wear and tear) or excessive cleaning is required, then a claim may be made on the good housekeeping deposit of £100 per stay. Fully refundable immediately after your stay on supplying bank account details for refund.
For bookings made through Cottages.com the Good Housekeeping deposit will not be refunded if your booking is cancelled within 3 calendar months of your stay.
All signs of Dogs must be removed, Dog hairs and garden cleared. Guests should provide bank details at the end of their stay for the deposit to be refunded.
Cancellations
Please note that, once a booking has been confirmed, you are liable for the whole cost of the holiday.
However, if the reason for cancellation is not covered by your insurance scheme, we will, in any event, endeavour to re-let the property and, if successful, we will make a full refund, less a small administration charge. Accordingly, it is important that you let us know about cancellations as soon as possible by telephone, followed by immediate written confirmation.
Welcome Pack
Upon arrival, a welcome pack is provided including tea, coffee, milk, sugar, local items and an initial supply of logs for the burner plus kindling and firelighters.
Equipment
The property is furnished and equipped to cater for the stated permitted occupancy and includes a wide variety of kitchen equipment, pots and pans, crockery, cutlery, iron and ironing board. All bed linen, bath sheets and towels. Major items of domestic equipment include a washing machine and tumble dryer. Log Burner. An assortment of Books, Maps, Holiday brochures and tourist information on the area, DVD’s and games are in the property.
Television; Satellite TV is provided and a smart TV for streaming. In certain weather conditions, reception may be poor. A DVD is connected.
Internet Services
Due to the location WiFi is provided via satellite or mobile broadband boosted by an antenna. Wi-Fi is provided for streaming and general internet browsing however download speeds may vary. The owners are not responsible for any disruption or failure in the service where there is an area or service provider problem. No compensation will be payable in the event of a service failure or any issues relating to download speed.
Pets
We accept a maximum of two well-behaved dogs, and all pets are charged at £25 per pet, per week, unless otherwise stated. Details of your pet must be supplied when booking. Pets must be kept under control at all times and not allowed on the furniture. Pet owners must clean up after their pets. The garden must be cleared of all mess and signs of pets. The Garden is entirely surrounded by Post and wire fencing which keeps sheep out and dogs in.
Linen
All properties are supplied with pillows, duvets, bed linen and towels.
Cleaning
All properties are cleaned thoroughly between each let. However, as only a limited period of time is available to clean properties, it is a condition of your let that you leave the property in a clean and tidy condition and that the property and its contents are respected at all times.
Short Breaks
Short break holidays of three nights or more can be arranged, subject to availability normally out of peak periods.
Complaints
It is important to the property owner that holidaymakers enjoy their holiday and every effort has been made to ensure this. However, in the unlikely event of dissatisfaction with the property or any subsequent problem, the holidaymaker should immediately contact us, the owner or caretaker/keyholder so that the opportunity to rectify the problem is given.
Holiday Insurance Information
We strongly recommend that our guests take out holiday cancellation insurance. Doing so removes the worry should unforeseen circumstances mean that you have to cancel your holiday.
If you are relying on the insurance that is provided as a benefit from using another service (such as those provided by banks), it is advisable to check that you are fully covered for UK holidays.

Terms & Conditions of Hire
The hirer shall ensure that the property is left in a clean and tidy condition and that the property and its contents are respected at all times. If damage occurs (beyond fair wear and tear) or excessive cleaning is required then a claim may be made on the good housekeeping deposit provided.
The Hirer shall not sub-let the premises or any part thereof.
The number of people occupying the premises shall not exceed the number stated for the premises.
The Hirer binds and obliges himself to vacate the hired premises without demand at the termination of the period of hire.
The Hirer binds and obliges himself to pay the lessor in respect of any loss or damage beyond fair wear and tear.
Your initial payment comprises a deposit of 25% of the total hire charge, plus supplementary charges for pets and good housekeeping refundable payment. The balance of the hire charge must be paid at least 12 weeks prior to the commencement of the holiday. The Lessor may treat the booking as cancelled if the balance of the hire charge is not sent by this date.
If the booking is made within 12 weeks of the start of the holiday, payment in full at the time of booking is required.
The Hirer agrees that, in the event of Cancellation, while all reasonable efforts will be made by the lessor to re-let, the Hirer will be responsible for paying for the period of tenancy booked if a substitute cannot be found.
The Lessor, his agents or employees, accept no responsibility for loss, injury or damage to any member of the Hirer’s party or their property, arising in any manner out of the let of the premises, however caused.
The Hirer shall undertake to prevent any member of his party from causing a nuisance or disturbance to neighbouring residents or occupiers.
The Hirer undertakes to leave the hired premises secure if left unoccupied during the period of let.
The Hirer shall undertake to keep pets under control at all times, and will not leave pets unattended inside the property.
The Hirer undertakes to relieve the Lessor from any liability for damage or injury by any member of his party, however caused.
The Hirer warrants that the subjects let are to be used for the purposes of a Holiday. Accordingly, Section 12(2) and Paragraphs of Schedule 4 of the Housing (Scotland) Act 1988 applies to the letting to the Hirer.
We reserve the right of entry to the properties at all reasonable times for the purposes of inspection or to carry out repairs or maintenance.
